Home Rehab case study

Making an Investment Pay off in Rossville, GA

Project Type

Large rehab for an investor-owned home in Rossville, GA

Project Overview

Riverbend Renovations completed a full rehab for an investor-owned property in Rossville, GA, just outside the Chattanooga area. The home needed major work upstairs and downstairs. The upstairs included the kitchen, two bathrooms, flooring, paint, and related interior updates. The downstairs required a much deeper rebuild. Once the lower level was opened up, the space was stripped down and rebuilt from the ground back up.

The owners lived out of state and did not see the finished property in person until the final day. When they arrived, they loved the transformation.

The Challenge

This project carried one major lesson from the start: never skip the home inspection. Before buying the property, the investor was advised that a home inspection was not necessary. That decision created expensive problems later. Once the work began, underlying mold and electrical issues came to light. Those issues pushed the project roughly $60,000 over the expected budget.

The home had strong investment potential, but the condition behind the surfaces changed the scope. What first looked like a large renovation became a much more involved rehab.

The Scope of Work

We handled major updates throughout the property. Upstairs, the work included:

  • Kitchen updates

  • Two bathroom renovations

  • New flooring

  • Interior paint

  • Finish work throughout the living areas

The original kitchen and dining areas had dated cabinets, older flooring, heavy wood elements, and finishes that made the home feel closed in. The finished spaces now feel brighter, cleaner, and more usable.

Downstairs, the work went much further. The lower level was stripped down until our team could clearly see what needed to be rebuilt. Once the walls were opened and the issues were understood, the remaining scope became straightforward.

We rebuilt the downstairs in 45 days after that point.

The Approach

This rehab required direct communication and a steady process, especially because the owners were out of state. Once we had initially discovered the unknown issues, there were no surprise changes or unexpected cost increases from that point forward. We focused on solving the problems in front of us and serving our client well.

The Transformation

The finished home shows a full shift in both function and appearance. The upstairs now includes a brighter kitchen, updated finishes, new flooring, fresh paint, and a more open feel through the main living areas. The wood beams remain as a strong architectural feature, but the surrounding spaces now feel cleaner and more modern.

The downstairs changed even more dramatically. What had been a stripped-down space with exposed mechanicals, wiring, concrete, and unfinished walls became a finished living area with light flooring, recessed lighting, painted walls, and room for recreation, seating, and everyday use.

The project moved from uncertainty to a finished investment property the owners could feel proud of.

The Result

Despite the unexpected mold and electrical issues, we completed the rehab successfully.

The investor went over the original budget by about $60,000 because the property had not been inspected before purchase. Even with that setback, Riverbend completed the work, rebuilt the downstairs after the scope became clear, and delivered a finished home the owners loved when they saw it in person.

For an out-of-state investor, that trust mattered. They were not on site every day. They needed a remodeling contractor who would communicate clearly and do what they said they’d do.

What This Project Shows

A home can look like a good deal before purchase. However, hidden mold, electrical problems, and missed inspection items can change the numbers quickly. A low-cost inspection could have helped the owners understand the risk before they bought the home.

It also shows the expertise Riverbend brings to large renovation projects. We worked through the problems, rebuilt the downstairs, updated the upstairs, and helped turn a difficult project into a finished property with strong visual impact.

Key Takeaway

A successful rehab depends on honest communication, clear scope management, and a contractor willing to stay accountable when the project gets difficult.

Riverbend Renovations provides whole-home remodeling, bathroom renovations, kitchen updates, flooring installation, and investment property rehab services in Rossville, GA, Chattanooga, TN, and nearby communities.
