Project Overview

This flip started with a $55,000 property and a clear plan: complete a full renovation, bring the home back to market, and create a profitable resale opportunity.

The original renovation budget was $100,000, and the project was expected to take about three months. Once work began, the project became more complicated than expected. The final renovation cost reached approximately $110,000, and the timeline stretched to six months.

Even with those challenges, the project ended successfully and still produced a strong profit.

The Challenge

 

This was not a simple cosmetic update. The home needed attention from top to bottom. Nearly every part of the house was updated, including major interior finishes, functional improvements, and the details required to prepare the home for resale.

The project also came with several difficult surprises. The original inspection failed to catch important issues. Some of the workers involved early in the process did not meet expectations. Delays, added costs, and unexpected problems created pressure throughout the renovation.

What began as a straightforward three-month flip quickly became a much more stressful six-month project.

The Approach

 

Austin had to step in directly at several points to keep the project moving. Rather than walking away from the problems or letting the project lose direction, he stayed hands-on when the situation called for it. That meant solving issues as they came up, managing the reality of the budget increase, and pushing through the setbacks that had slowed the renovation down.

Despite the longer timeline, added renovation cost, and stressful project conditions, the renovation was completed successfully.

The home received a full A-to-Z update, and the finished property was brought back to market in strong condition. Most importantly, the project still generated a nice profit.
